Ignoring routine maintenance does not just risk an inconvenient breakdown – it can lead to safety hazards, expensive repairs, and in some cases, full system replacement that could have been avoided with basic upkeep.

This guide covers the key maintenance steps that Las Vegas homeowners should follow to keep their garage doors operating safely and reliably throughout the year.

Inspect the Springs Regularly

Garage door springs are responsible for counterbalancing the weight of the door, allowing the opener motor and your own effort to lift it with minimal strain. There are two main spring types – torsion springs mounted above the door and extension springs mounted along the horizontal tracks on either side. Both types are under significant tension at all times and will eventually wear out and break.

Signs that your springs may need attention include a door that opens unevenly, a gap visible in a torsion spring coil, squeaking or popping sounds during operation, or a door that feels unusually heavy when operated manually. Spring replacement is a task that should be handled by a professional due to the tension involved. Attempting a DIY spring replacement without the proper tools and training carries a genuine risk of injury.

Lubricate Moving Parts Every Six Months

The Las Vegas climate is particularly hard on mechanical components. Dry heat and dust combine to pull moisture from lubricants faster than in wetter environments. Roller bearings, hinges, the spring coil, and the opener chain or screw drive all benefit from lubrication with a dedicated garage door lubricant spray at least twice per year – more often if you live near a construction zone or experience frequent dust events.

Avoid using WD-40 on garage door components. While it works as a short-term moisture displacer, it is not a lubricant and will leave parts dry and prone to noise and accelerated wear within weeks. Use a product specifically formulated for garage doors, which will provide lasting protection in high-temperature conditions.

Test the Auto-Reverse Safety Feature

Federal law has required garage doors to include auto-reverse safety features since 1993. These systems use either a mechanical pressure sensor in the opener or infrared photo-eye sensors positioned near the floor on either side of the door opening. If either sensor detects an obstruction during closing, the door should immediately reverse direction.

Testing this feature takes less than a minute. Place a 2×4 flat on the floor in the door’s path and close the door. It should reverse before or immediately upon contact. For the photo-eye sensors, wave a broom handle through the beam while the door is closing – the door should reverse. If either test fails, the safety system needs adjustment or repair before the door is used further.

Check the Door Balance and Alignment

An out-of-balance door puts additional strain on the opener motor, the springs, and the cables. To test balance, disconnect the opener by pulling the red emergency release cord, then manually lift the door to about waist height and release it. A properly balanced door will stay in place or drift only slightly. A door that falls or shoots upward quickly is out of balance and needs professional adjustment.

Also inspect the horizontal and vertical tracks periodically. They should be free of debris, dents, and gaps, and the rollers should move smoothly within them. A bent track can cause the door to bind or jump the track entirely during operation.

Weatherstripping and Seal Maintenance

The rubber seal along the bottom of your garage door keeps dust, insects, and water from entering the garage. In Las Vegas, where summer monsoon rains can be intense and sudden, a failing bottom seal can allow significant water intrusion in a short time. Inspect the seal annually and replace it if it shows cracking, tearing, or flattening that prevents it from forming a complete barrier with the floor.
